XXII Carat Villa

When we first sat with the client, they asked for a home that would feel like a private resort timeless, gracious, and built for long evenings with family and friends. They were drawn to Mediterranean proportions and warm materials, but wanted the comfort and flow of a contemporary Dubai villa. That became our brief: classic soul, modern life.

We began with the climate and the setting. Sun-path and breeze studies shaped the plan: deep arcades, shaded loggias, and generous overhangs temper the Gulf sun while framing views to the garden and pool. The ground floor opens as a sequence—from a quiet entry court to a double-height salon and out to the terrace so entertaining feels effortless. Upstairs, we tucked bedrooms behind layers of screens and balconies to keep privacy without losing light.
The client was hands-on in the best way. Together we refined the palette hand-finished plaster, honed stone, dark timber, and bronze accents choosing textures that glow under warm evening lighting. They pushed us to obsess over the “touch points”: the curve of each arch, the weight of a door handle, the rhythm of the colonnade. We answered with crafted details, discreet service circulation for events, and lighting scenes that shift from daytime brightness to a soft, hospitality-grade ambience at night. The result is a villa that feels instantly familiar and quietly luxurious rooted in classic geometry, tuned to this place, and made to be lived in.
